As a Landlord, you have a legal duty to your tenants to ensure the property they live or work in is safe and free from health hazards. Conducting a general risk assessment will highlight areas of concern and identify where remedial action is required.

How do we support Landlords with general risk assessments?
Our consultants support you with your legal duties to your tenants, ensuring the property they live or work in is safe and free from health hazards.
You are also usually responsible for repairing common areas, e.g. staircases in blocks of flats.
Where a property or the surrounding, or common areas are in a poor state of repair, hazards may be introduced which put your tenants, or others at risk.
Specifically, you are responsible for repairs to:
- The property structure and exterior
- Basins, sinks, baths and other sanitary fittings including pipes and drains
- Heating and hot water
- Gas appliances, pipes, flues and ventilation
- Electrical wiring
- Any damage you cause by attempting repairs

What should you expect from Acorn Health & Safety?
We will provide written evidence of risk assessment and a report of any recommendations required for the property/surrounding areas. In addition to satisfying the requirements of a number of legal duties this also provides the type of evidence increasingly requested by insurers and Landlord accreditation schemes.
We will assign you a dedicated and competent health and safety professional who will gain an understanding of your needs and be on hand to provide any help, advice or comment you need.
Any documentation produced will either be uploaded to our cloud based storage system provided electronically, or as a hard copy in the required format. Following any piece of consultancy work we are available by phone or on e-mail, so you can contact us easily, if you need our assistance or further advice.
